What is the difference between hard FM and soft FM?
Hard FM covers the physical assets and systems that keep a building standing and safe: HVAC, lifts, electrical, plumbing, and fire and life safety equipment. Soft FM covers the people-facing services that make a site pleasant and usable, such as cleaning, security, landscaping, and waste. Most FM contracts include both, and the operations director is accountable for each. The reason the split matters is that they fail in different ways: a missed hard FM statutory check can become a legal or safety problem, while a soft FM lapse usually shows up first as an occupant or client complaint. A single inspection system that records both against each site keeps the whole scope visible instead of splitting it across separate teams and tools.
